It’s really straightforward – from “under offer” to exchange, the conveyancing process usually takes anywhere between 3-5 months. This largely depends on how proactive your solicitor is in chasing management packs and replying to enquiries, etc. Once under offer, you’ll need to fill out your property protocol forms. Once completed, the solicitor will send across the draft contracts and apply for the management pack (if required, such as for leasehold properties). This is where the conveyancing process begins. The buyers will raise enquiries based on the pack provided. In the background, the buyers will be waiting for their searches to return. Upon receipt of the search results, further enquiries will be raised. The conveyancing process essentially works toward a conclusion where all enquiries are satisfied, and the exchange deposit is transferred. Completion normally takes place 3-5 working days after exchange, although simultaneous exchange and completion can take place if arranged with the lender beforehand.
This question naturally follows from the one above – yes, solicitors are very important. I believe it’s one of the most critical decisions you’ll make throughout the process (along with which agent you decide to work with). I advise spending a little more on your legal representation – essentially, you get what you pay for. You need a solicitor who answers your calls and chases things up on your behalf. London-based solicitors local to the sale are preferable, but London-based is essential. I have a couple of people I recommend who I’ve worked with for years and have been closely involved in hundreds of transactions, so we’ve got you covered with excellent legal support! But remember, don’t be tempted by cheap, out-of-area solicitors – that can mean the difference between a 3-month completion and a 5-6 month one. That’s a big difference!
1. Up to £250k: No tax for first-time buyers (up to £425k).
2. £250k – £925k: 5%.
3. £925k – £1.5m: 10%.
4. Over £1.5m: 12%.
For me, this is the easiest question I get asked. We essentially provide the same service (and more) as the larger corporate agencies, but at a fraction of the cost, making Storeys much better value for your hard-earned cash!
